Approached via a B-road. House has private access road into and out of property alongside bank of river Teifi. Main entrance front door (width 89") access 3m from car up 4" high step. Alternative entrances, back door and approx 1.5m patio doors from balcony. Ground floor facilities include 2 bedrooms (the double room has an ensuite shower room/whb/wc).Open plan lounge/kitchen/diner, cloakroom and toilet. Well-lit vaulted living area with floor to ceiling south facing windows, glazed to high spec to ensure no overheating. TV and DVD player operated by remote control. Extensive south facing decking area overlooking river (children need supervising on at all times). Garden extends in either direction. Field to the West (usually has sheep and ponies grazing) and field to the East (pigs normally present) approximately 3 acres in total. Fishing rights along whole length of riverbank. The river is NOT fenced, care needed with children etc. Motion sensor exterior lighting and decking lights activated by switch. River outside may be used for fishing, swimming, canoeing etc, but owner accepts no responsibility for injury. Access easy and shelving.
