HOW BEST TO USE THE ACCESS STATEMENTS - We intend for these statements to provide additional information once the property description and facilities have been read and deemed appropriate.
The cottage is approached via a narrow lane. Off road parking by the garage on the grey stones. The cottage is accessed from a short loose stone off road parking area with 5cm step to 0.9 metre wide gate. The main entrance to cottage is via 19.2 metre long large gravel stone pathway along the side of the cottage. The pathway ranges from 0.9 metres to 2.1 metres in width with 2 small lawned islands and leads to a 0.9 metre wide angled trellis entrance to the garden. The 0.9 metre wide gravelled pathway leads round to main entrance via conservatory 1.2 metre width double door. Access through double doors is via a 7.5cm high 24cm wide x 48cm long concrete slab with a further 15cm step from the slab to conservatory door lip. The internal floors are all one level with following width access points; Conservatory entrance to dining area is 0.9 metres wide. From dining area to kitchen 0.6 metre wide to top of work surface. Kitchen has low level oven & fridge. All internal doors are partially glazed except bathroom door. Fully glazed conservatory off kitchen/diner. From kitchen to hallway leading to bathroom 0.75 metres with right hand turn. Bathroom doorway 0.6 metres. Lounge accessed via kitchen door 0.72 metres. Patio door from lounge 0.85 metres with 25cm concrete slope to 5cm lip to patio. 0.8 metre width X 3.9 metre long corridor from 0.72 metre lounge door to access bedrooms. 0.72 metre door for 2nd bedroom on left of corridor - room has 1.32 metre width double doors to front side of cottage with 5cm lip from internal floor onto 1.8 metre width x 0.45 metre depth step with 10cm drop to gravel path. 0.72 metre door for main bedroom at end of corridor. Ensuite access via 0.48 metre sliding door with floor area of 1.15 metre x 0.85 metres. Television and other entertainment equipment are operated by remote control. Patio & shed to rear of lounge is accessed via back garden with 25cm step to slate gravel area with 5cm lip to patio. Levelled lawned garden 12.9 metre long by 13.5 metre wide with external light. Guide dogs welcome. Puffin Shuttle bus service tenth of a mile up the lane opposite the inn.
